Grade A offices in Headingley ready for occupation following redevelopment

Posted on Jan 20, 2021 by Natalie Phillips

Following a comprehensive redevelopment, 44 North Lane, Headingley, which previously housed Trio bar and restaurant, has reached practical completion and is ready for immediate occupation.

The new high specification Grade A offices provide contemporary workspace, with large open plan floor plates over four floors, and ultra-fast broadband. With its eco-friendly design, it includes dedicated electric car charge points in its car park and has bike storage, together with shower facilities, drying room and communal meeting room.

44 North Lane is owned, and was converted by, property investment and development company, ATC Properties Ltd, which has now relocated its operations to the building, having taken 3,100 square feet of office space.

It has been joined by Professional Letting Agent and Property Management Company, YourNest, which has taken 500 square feet.

Joint agents Fox Lloyd Jones and WSB are now marketing the remaining 3714 square foot on the ground floor, benefitting from its own front door, and lower ground floors.

Speaking about its relocation, managing director of ATC Properties Limited, David Barrass, said,

“We are extremely proud of this conversion, and the end result. We have created an ultramodern workspace, reflecting the vibrant and contemporary atmosphere associated with the area. The cycle store, showers and changing facilities have proved particularly popular with people wanting to commute by bike.

“Although initially we were not planning to relocate ourselves, we made the decision to move as we saw the scheme taking shape. There is nothing like it in the area and we feel it really has set a benchmark.”

Director of agents Fox Lloyd Jones, Nick Salkeld, added,

“It really is a dramatic reinvention from Trio to ultra-modern workspace. It has been designed for forward thinking businesses seeking an inspirational working environment. It is now a contemporary office building boasting a high specification to meet the needs of the modern-day organisations. This has resulted in positive dialogue with a number of businesses for the remainder of the building.”

Director of YourNest properties Ltd, Benjamin Hodds, added,

“Previously, YourNest Properties had been situated within Leeds city centre and on paper this offered a large number of potentials. However, in reality, parking restrictions, traffic and congestion zones along with high operating costs, offered more in the way of obstacles than opportunities.

“We now have an office that fits our dynamic business culture perfectly. Not only do our customers have parking and easier access to the team but being situated in such a well-positioned and stunningly renovated building has provided YourNest with more industry credibility and a greater foothold in the market, establishing us as a major player.

“In addition, we have seen an increase in employees finding alternative methods of transport into work, such as running or cycling due to private showers and bike storage boosting staff wellbeing.”
