The most technologically advanced office space in Leeds has been handed over to Zenith Vehicle Contracts. From Monday, 20 November, Number One, Great Exhibition Way, Kirkstall Forge became the new headquarters for the UK’s leading independent leasing, vehicle outsourcing and fleet management provider.
Acquired and project managed by Fox Lloyd Jones, the concept for the 65,000 sq ft new HQ office was created by interior designers, SpaceInvader and fitted out by construction specialists, Ardmac, in conjunction with mechanical and electrical consultants, BSAP.
Arranged across four working floors, the high quality fit out incorporates the installation of bespoke joinery, custom made lighting, feature flooring and ceilings, and the creation of roof level meeting rooms with great views, hi-tech break-out zones, and a fantastic top floor employee space known as ‘The Loft’.
It is the first commercial building in Yorkshire to be awarded Wired Platinum certification by the digital connectivity rating company, WiredScore. This is the highest possible level of accreditation and accounts for only 10 percent of buildings worldwide. It ranks alongside iconic buildings such as the Empire State Building, The Shard and MediaCityUK in Salford.
The new offices will also enhance Zenith’s environmental credentials, as the building is designed to a BREEAM excellent rating, has solar panels installed on the roof and it is also working towards a low or zero carbon rating.

Last week plans were approved by Leeds City Council to develop more than 100 houses on the site as part of the next phase. Once complete, Kirkstall Forge will be a thriving mixed-use standalone community with more than 1000 homes, 300,000 sq ft of offices and 100,000 sq ft of retail, leisure and community space set within a unique wooded and riverside setting.
