Construction work has started on a speculative 25,000 square foot new industrial unit on the A1M50 Industrial and Distribution Park in Melmerby, near Ripon.
The site, which is owned by Potter Group, is a 10-acre extension to their already successful 42-acre Melmerby Industrial Estate, which is less than a mile from junction 50 of the A1M.
Following construction of the site access roads, the demolition of previous buildings and the upgrading of existing power and utility supplies being finished, work is underway by Stainforth Construction on the first unit which is due to complete in August 2018.
Leeds-based commercial property agent Fox Lloyd Jones, which helped Potter Group gain planning permission for the site, is acting jointly with industrial specialist Gent Visick to secure an occupier and early interest is strong.
Activity on site is building and in addition to this speculative start Potter Group has also now submitted a planning application for a further, new, 26,00 sq ft unit to relocate an existing tenant on the site.
In addition to the speculative builds, units are also available on a design and build basis from 10,000 to 130,000 square foot units. The road infrastructure is in and detailed planning exists to deliver these further units speedily.
Speaking about the site, Tom Shelton of Fox Lloyd Jones, said,
“Once complete, the A1M 50 Industrial and Distribution Park will deliver 183,000 square feet of desperately needed new space in the North Yorkshire area. It will also boost the local economy by providing high quality sustainable jobs in the region.”
“Due to its excellent transport and communication links, with its close proximity to the A1 motorway, it is receiving a great deal of interest from both local and national operators."
